Thank you to all of those who attended our recent Moody’s webinar. To recap, Moody’s members can now further assess an assets financial health and operating structure by viewing line item expenses and income sources.  We are displaying this new component through a “Revenue & Expense” table on properties associated with either a CMBS or Freddie Mac loan. We've improved our Properties Map Search to offer a more comprehensive view of analysis across Rent & Performance, Lease, Sale, and New Construction. Users can now access a wide range of data, gaining insights into portfolio performance, supply and demand trends, price discovery, transaction history, and more.


Property Revenue and Expenses

 

Moody’s members can now further assess an asset financial health and operating structure by viewing line-item expenses and income sources.  We are displaying this new component on properties associated with either a CMBS or Freddie Mac loan. This data is sourced from property operating statements, supplemented by data quality safeguards applied by the Moody’s Analytics team. The Revenue & Expenses table includes the property's most recently available statement and up to two previous statements.

 

Coverage: Roughly 30K properties

Update frequency: Monthly

How to access: the Revenue & Expenses table is located under the Financial Summary table in the Loans tab of select properties associated with either a current or recently paid off CMBS or Freddie Mac loan.

Rent Comps:  Affordable Housing Data Integration


We recently added important data points in our Rent Comps Summary Table when clients have searched on Affordable Housing properties:

·      A breakout of Asking Rent per Unit by 40% / 50% / 60% AMI levels 

·      A Multi-Family Class B/C Asking Rent 

Clients can now get a better understanding of the range of asking rents at the various AMI levels for the Subject Property and the Comp Group and then compare that to a benchmark of the Asking Rents for Class B/C properties in that same area.

Property Analytics

We've improved our Properties Map Search to offer a more comprehensive view of analysis across Rent & Performance, Lease, Sale, and New Construction. Users can now access a wide range of data, gaining insights into portfolio performance, supply and demand trends, price discovery, transaction history, and more.

Some highlights include:

  • Current Asking Rent, Effective Rent, and Vacancy Rates
  • Change in asking rate and vacancy over time.
  • Available lease listings on the market and historical leased listings with average asking and leased rates.
  • Properties that are on the market for sale with price analysis.
  • Properties that were sold with transaction analysis and volume trends.
  • Construction projects in the pipeline 

With this enhanced structure, users can seamlessly access all relevant analytics in one place, eliminating the need for multiple searches..

Data Hub:  Save Templates

We've introduced the ability to save report templates in Data Hub, a feature that aligns with REIS parity. Previously saved templates are now easily accessible in the new "Saved Templates" tab for immediate download.

Median Household Income 

 

We now report area household median income, alongside area household average income, in the following areas within the platform:

  • Reports: There are two new columns in Submarket/Market/Region/US Performance Trends XLS reports: Household Median Income & Household Median Income % Chg  
  • UI: The Household Income Growth component in the Demographics tab of market pages has a new toggle to enable users to see % change for both Avg and Median HH Income 
  • UI: Below Household Income Growth, there is a new component that displays metro Household Median Income trends and forecasts, benchmarked against regional and national values. 


Median Household Income is reported for all markets, all regions, and the US.

The Revenue & Expenses table includes the property's most recently available statement and up to two previous statements. Data is viewable as graphs, tables, and is exportable so you can use as seen fit with crediting Moody’s as the source.
